The Long-Stay Guest Experience Evaluation

Most reviews judge a night. We evaluate living.

The long-stay evaluation for luxury hotels and serviced residences: an independent view of the consistency, lived value and commercial friction a single night cannot reveal, connected to extensions, on-property spend and the referrals a long-stay guest can send you.

For properties courting affluent extended-stay guests, from remote professionals and executives to relocation clients and digital nomads, we evaluate the 3–6 week stay the way your ideal guest actually lives it, week by week.

Private by design. Nothing is published. Selected Founding Partner places are currently available.

The gap

The extended stay often goes unevaluated

Ordinary reviews measure one night, a weekend or a holiday. But the affluent long-stay guest is one of the fastest-growing segments in luxury hospitality, and they experience the property differently, because they do not simply visit. They begin to live there. Consistency, everyday comfort and remote-work reliability only become visible over time, which is exactly what a single-night review can never see.

3–6 weeks

in a residence, serviced apartment or hotel room, evaluated as a real guest. Not for one night, but across the full three to six weeks.

Week 4

often where service consistency becomes clearest: whether the warmth, recognition and attention of the first week have genuinely held.

One continuous guest journey

lived across the full stay rather than sampled for a night, read alongside the patterns in your public reviews, and telling you what your guests typically do not.

Every month, long-stay guests quietly decide whether to extend and stay longer, and whether to recommend you to the next guest looking for a home base. Almost none of them will tell you what made the difference.

Where the long stay becomes performance

Every finding connected to extensions, on-property spend or future demand

A long-stay guest is the highest-value guest you host and the hardest to hold. We connect what we find over the weeks to the numbers a long stay actually moves, and rank it by what to protect and what to fix first.

Extension

Whether they extend, or quietly leave

The week-four drop in warmth, the friction that never reaches you, the small reasons a guest decides not to extend. The single lever that turns three weeks into three months.

Spend

The wallet that walks off-property

The dining, laundry, wellness and workspace a long-stay guest takes elsewhere because yours wore thin or was never offered. Weeks of daily spend, captured or lost.

Referral

The next guest they send, or do not

Whether the stay earned the recommendation that brings the next long-stay guest. In a long-stay market, word of mouth between guests carries real weight.

Focus

What to do first

Isolated incidents separated from real patterns, every recommendation ranked by impact, cost and urgency. A short list you can act on, rather than a long list of faults.

We show you where value is quietly slipping away. You put your own figures to it.

The evaluation, week by week

A long stay reveals itself in stages. So does the evaluation.

The stages are always the same. What we look at closely is yours to set: if there is a particular area you want examined in depth, whether that is your remote-work readiness, your long-stay offer, your wellness, your food, or a service moment you are unsure about, we build the evaluation around it.

01
Arrival & welcome

The first impression as a long-stay guest: check-in, recognition, how quickly a room becomes a home, the readiness of the workspace and the residence.

Week 1
02
Living & working

Daily life sets in: sleep, food, wellness, remote-work reliability, housekeeping, the small requests. Where the experience deepens, or the friction begins to show.

Weeks 2–3
03
Consistency

The test most guests never stay long enough to apply: is week four's service as warm and attentive as week one's? Consistency is where loyalty is won or quietly lost.

Week 4
04
Would they stay again?

The lasting impression, the value of the experience against its price, and the honest answer to the only question that matters for extensions and referrals: would I stay again?

Departure

Could the extended-stay experience be affecting extensions,
on-property spend or return intent?

What we evaluate

The full experience of living, examined in depth

We look across three dimensions of the long stay. How deep we go inside each is set with you, and the detailed framework stays private to your property.

01

Living well

The comfort, space and everyday practicality that decide whether a room genuinely works as a home over weeks, not just nights.

02

Working well

The connectivity, workspace and quiet a guest whose job continues throughout the stay actually depends on, day after day.

03

Staying connected

The food, wellness, recognition and small daily moments that keep a long-stay guest engaged with the property rather than drifting off-site.

What we look for

The small things that influence whether they extend or return

Where long-stay guests hit friction

A welcome designed for a night rather than several weeks
A room that never quite becomes a home
Service warmth that fades after the first week
On-property services that lose relevance over time

None of it shows up in a one-night review, because a one-night guest never stays long enough to feel it. Your long-stay guests feel all of it, and they answer with whether they extend rather than with their words.

And what to protect

An evaluation that only finds fault is worth very little, and it demoralises the people you need most. We look just as closely at the moments that made a long-stay guest feel valued, at home, remembered and genuinely looked after, and at who created them. You will know their name.

Then the question that decides everything: does that happen by design, or by accident? If your best moments are accidental, they are not a standard. They are luck, and luck does not survive week four.

Understanding which of those moments happen by design, and which by accident, gives management a clearer basis for strengthening consistency, longer stays and the referrals only a long-stay guest can give you.

What you receive
One

The Long-Stay Executive Report

A discreet, guest-side read of the full stay, with every finding ranked so you know exactly what to protect and what to fix first.

Two

Strengths, priority frictions, and the person who made the difference

What is working and worth protecting, the friction quietly costing you extensions, and the individual on your team who turned a stay into a reason to come back. Named, so you can recognise them.

Three

Value and price perception over weeks, not nights

An honest read on whether the price still feels earned by week four: what a long-stay guest believes they are paying for, what they actually receive, and where the gap sits. Where you offer more than one category, we split the stay and compare them directly.

The evaluation can stand alone or form part of a sequence across several months. A return evaluation can show whether changes have held, whether service remains consistent, and whether recognition becomes stronger when the same guest comes back.

Every evaluation is confidential and written only for you. We stay anonymously, as any guest would. This is business intelligence, not public content, and nothing you need to promote.

Who we are

Luxury Long Stays is the flagship evaluation of Fifth Arrival, an independent guest-experience consultancy for premium hospitality, founded by a customer-experience leader with two decades across international consulting, premium retail, business strategy and service improvement, including seventeen years as a founder and chief executive.

That commercial discipline is paired with extensive first-hand experience of premium hospitality across more than forty countries, many of them several times over, and long-duration stays, including twenty weeks living across Southeast Asia this past year, two to four weeks in each place rather than passing through. The perspective is deliberately independent: close enough to understand performance, but far enough outside the operation to notice what familiarity hides.

Luxury Long Stays applies that perspective to the realities of living, working and spending at a property over several weeks. This is not an auditor with a clipboard. It is your long-stay guest, evaluating the experience the way they actually live it, and telling you the truth your reviews only hint at.

You will meet the person behind Luxury Long Stays before any evaluation begins. We simply do not publish a name or a face here, because an evaluation is only honest if nobody is expecting us.
